House leveling means bringing a structure that has settled back toward level, or stopping it from moving further. Piering is one way contractors support a foundation that the soil is no longer holding evenly. Spokane Foundation Co does not install piers and does not lift houses. We refer the request.

Signs people notice first

Doors that used to latch, gaps opening at the ceiling trim, a floor that rolls a marble toward one wall, and stair-step cracks at a corner are the usual clues. Humidity can swell a door without the foundation moving. A single sticky door is a weak clue. Several of these together, especially if they showed up over a season, are worth a quote.

Soils around Spokane vary, and this page does not claim a map of which neighborhoods settle. Freeze and thaw, drainage next to the footing, and how the house was built all show up in real jobs. The person on site has to say which one applies.

Piers, in homeowner language

Fixr's national guide describes underpinning as supports that reach soil the house can bear on. It distinguishes steel piers that are driven deep, concrete piers that stop below the frost line in stable soil, and helical piers, shaped like large screws, used more often in some lighter soils. The guide lists a typical pier around $1,000 to $3,000 and a full underpinning project around $10,000 to $40,000, updated January 27, 2026. How many supports a house needs is not something a webpage can count. Those dollars are national estimates. The cost guide keeps the citation in one place.

Lifting a slab is a different repair

Mudjacking and foam or sand lifting pump material under a sunken slab. Fixr lists that work nationally around $500 to $1,900 and describes it as less permanent when the soil underneath is still unstable, because the lift does not replace the support the way piers do. A garage slab and a whole-house settlement are easy to mix up in a search box and expensive to mix up in a contract. Say which floor moved.

If the slope is only over a crawl space, read crawl space repair before you assume the perimeter footing has failed. If the main clue is a crack rather than a slope, start with foundation cracks.

Ask any contractor who contacts you what the price does and does not lift, whether the house is expected to come back to level or only be stabilized, who pulls the permit, and what their Washington L&I registration number is. Look the number up on the state verify tool. We do not verify it.

Questions

Straight answers

What is the difference between piering and mudjacking?

Piering puts supports under the foundation so the house bears on deeper or more stable soil. Mudjacking, or slab jacking, pumps material under a sunken slab to lift it. Fixr describes mudjacking as a less permanent lift because it does not fix unstable soil, and lists it nationally around $500 to $1,900.

How much does house leveling or piering cost?

Fixr's January 27, 2026 national guide lists underpinning or piering around $10,000 to $40,000 for a project, with individual piers often around $1,000 to $3,000. How many supports a house needs is decided on site. These are national estimates, not Spokane quotes.

Do sticking doors mean the house needs piers?

Sticking doors, sloped floors, and gaps at trim can come from settlement, from humidity, or from a door that was never hung square. Piers are one repair contractors use when the foundation has moved. They are not the automatic answer to a sticky door.
